📉 Mortgage Rate Tracker

In our January edition, the 30-year fixed mortgage rate was at 6.15% as of December 31st, 2025. After hitting a year low of 5.98% on February 26th, it rose to a 2026 high of 6.46% on April 2nd, and has now declined to the current 6.23% rate.

The 30-Year Fixed-Rate Mortgage Declines Further

  • The 15-year fixed-rate mortgage averaged 5.58%, down from last week when it averaged 5.65%. A year ago at this time, the 15-year FRM averaged 5.94%.

🌍Global Events and the Housing Market

If you’re interested in a deep dive about how current events are affecting the real estate market and what it could mean for your situation, check out this episode of the BiggerPockets Real Estate Podcast, where Dave Meyer shares his take on how to navigate today's changing market conditions.

“The implications of the Iran War are massive, and we’re feeling it right now. Homebuyers got a glimpse of hope when rates fell below 6% a couple of months ago. Now, we’re back up to the mid-6s. But with less competition in the market, buyers have greater opportunities. Real estate investors, especially those with cash on hand, may have even more time to take advantage.”
